Preparing a rental property between tenancies: a repair checklist
A short gap between tenancies is easier to plan when the repair list is clear. Separate faults from cosmetic work, identify who can approve the quote and organise access before treating the changeover date as a confirmed work slot.
Record the condition before making the job list
Walk through the accessible rooms and note the visible problems. Identify each task by room and take a wider photo plus a close-up where safe. Keep the maintenance list separate from any inventory or tenancy administration.
Avoid a general instruction such as 'make the flat ready'. Name the door that catches, the damaged skirting, the loose shelf or the room requiring decoration. This helps establish what the quotation is intended to cover.
Put repairs before the finishing work
Explain any leaks, recurring stains, damaged surfaces or fittings that need assessment. It is useful to resolve the cause of a problem before the decorating is planned around it.
List joinery, shelving or flooring work with the painting brief so the sequence can be discussed. Flag entrance, fire or communal doors clearly. Specialist assessment and property responsibilities remain separate from a cosmetic refresh.
Agree access and the person approving costs
State whether the property is empty or occupied, who holds the keys and when access is possible. Include the contact responsible for approving the quote and any additional work.
If the list covers several flats or communal areas, label each location separately. Confirm any parking or building access arrangements. Do not send unnecessary resident details or private documents with the maintenance photos.
